Booking Terms & Conditions
Please review these terms before publishing. This is a template, not legal advice.
These terms apply to bookings made directly with Herefordshire Farmhouse (“the Owner”) for the property known as Tan House, near Much Cowarne, Herefordshire (“the Property”). By paying a deposit you accept these terms on behalf of everyone in your party.
1. Booking & deposit
- A 25% deposit is required to confirm your booking. The deposit is non-refundable.
- The balance is due 6 weeks before arrival. For bookings made within 6 weeks of arrival, the full amount is payable at the time of booking.
- If the balance is not received by the due date, the Owner may treat the booking as cancelled and retain the deposit.
2. Cancellation by you
- Cancellations must be made in writing. The deposit is non-refundable.
- If you cancel after paying the balance, we will try to re-let the dates; where we succeed, we will refund what we recover, less the deposit and any costs.
- We strongly recommend travel insurance covering cancellation.
3. Cancellation by us
In the unlikely event we must cancel (for example, circumstances beyond our control that make the Property unavailable), we will refund all money paid. Our liability is limited to that refund.
4. Occupancy
- Maximum 11 guests; only those named on the booking may stay overnight.
- Check-in from 3:00pm; check-out by 11:00am.
- The Property is for holiday use only and must not be sub-let. No parties or events without prior written agreement.
5. Dogs
- Up to 2 well-behaved dogs are welcome for a charge of £50 per stay; assistance dogs stay free.
- Please keep dogs off beds and sofas, do not leave them alone in the Property, and clear up after them inside and in the garden.
6. Care of the Property & damage
- Please treat the Property and its contents with care and leave it as you found it.
- Please report any breakage or damage promptly. You are responsible for the cost of damage beyond reasonable wear and tear.
- No smoking or vaping indoors.
7. Liability
The Owner accepts no liability for personal injury, loss or damage to guests’ property except where caused by the Owner’s negligence. Guests use the Property, garden, woodburners and equipment at their own risk and are responsible for the safety of children and dogs at all times.
8. Access
The Owner (or their representative) may need to access the Property in an emergency or to carry out essential maintenance, giving reasonable notice where possible.
9. Complaints
If anything is not right, please tell us during your stay so we can put it right. Complaints made after departure that we had no chance to address may not be actionable.
10. Governing law
These terms are governed by the law of England and Wales.
